Surfers Rest – Terms & Conditions of Stay
Effective Date: 2 July 2026
By making a booking or staying at Surfers Rest, you agree to these Terms & Conditions.
1. Acceptance
The person making the booking is responsible for ensuring that all guests staying at the property understand and comply with these Terms & Conditions.
2. Maximum Occupancy
The number of guests must not exceed the maximum occupancy stated in your booking unless approved by Surfers Rest in writing before arrival.
3. Visitors
Only registered guests are permitted on the property.
Visitors or additional people who are not included in the booking are not permitted unless prior written approval has been obtained from Surfers Rest.
Unauthorised visitors may result in immediate termination of the booking without refund.
4. No Parties or Events
Parties, gatherings, functions, celebrations, weddings, bucks' or hens' events, schoolies, or similar events are strictly prohibited.
Any excessive noise, disturbance, or behaviour that impacts neighbours or the surrounding community may result in immediate eviction without refund.
5. Illegal Drugs
The possession, use, manufacture, or distribution of illegal drugs anywhere on the property is strictly prohibited.
Any illegal activity will result in immediate termination of your stay, forfeiture of any payments where permitted by law, and may be reported to the relevant authorities.
6. Respect for the Property
Guests agree to treat the property, furnishings, appliances, and surrounding grounds with reasonable care.
Furniture must not be removed from the property or rearranged in a way that may cause damage.
7. Damage and Liability
The booking guest accepts responsibility for any damage, loss, excessive cleaning, missing items, breakages, or additional costs caused by themselves or anyone associated with their booking during their stay.
Surfers Rest reserves the right to recover the reasonable cost of repairs, replacement, additional cleaning, loss of income resulting from damage, and any associated administration costs.
Guests are responsible whether the damage is accidental or intentional.
8. Cleaning
The property should be left in a tidy condition.
Excessive cleaning beyond a standard departure clean may incur additional charges.
9. Smoking
Smoking and vaping are not permitted inside the house.
If smoking results in additional cleaning, odour removal, or damage, guests will be responsible for all associated costs.
10. Noise
Please respect our neighbours.
Quiet hours apply from 10:00 pm to 8:00 am.
Excessive noise at any time is not permitted.
11. Safety
Guests use all facilities, outdoor areas, decks, stairs, fireplaces, BBQs, and other amenities at their own risk.
Parents and guardians are responsible for supervising children at all times.
12. Security
Please lock all doors and windows whenever leaving the property.
Guests are responsible for safeguarding keys, access devices, and any property belonging to Surfers Rest during their stay.
13. Personal Property
Surfers Rest is not responsible for loss, theft, or damage to guests' personal belongings.
14. Breach of Terms
Surfers Rest reserves the right to terminate a booking immediately without refund where guests breach these Terms & Conditions, engage in illegal activity, create unreasonable disturbance, exceed occupancy limits, bring unauthorised visitors onto the property, or otherwise misuse the property.
Guests may also be liable for any additional costs arising from such breaches.
15. Limitation of Liability
To the maximum extent permitted by Australian law, Surfers Rest is not liable for injury, loss, damage, delay, inconvenience, or expense arising from a guest's stay except where liability cannot legally be excluded.
16. Governing Law
These Terms & Conditions are governed by the laws of New South Wales, Australia.
